Deposits

Choosing how to protect your deposit is an important part of moving in. We offer two options, each with its own advantages. Compare them below and pick the one that works for you.

Main Couple External 1

1. Traditional Cash Deposit

Five weeks' rent, paid before move-in.

The tried and tested option. Your deposit is protected in a government-approved scheme and returned to you at the end of your tenancy, subject to any agreed deductions.

What you get:

  • Refundable: Your deposit is returned at the end of the tenancy, subject to any agreed deductions.
  • Protected: The cash deposit is held in a government-approved tenancy deposit protection scheme.
  • Funds available: Your deposit is held to cover valid end-of-tenancy charges if needed.

How your deposit is protected

In England and Wales, your deposit is held by the Tenancy Deposit Scheme (TDS). In Scotland, it's held by Safe Deposits Scotland. Either way, they're the only ones who can release the funds once any deductions are agreed or a dispute is resolved. We don't hold or have access to your deposit money, so you can be confident it's kept safe throughout your tenancy.

Things to consider:

  • More cash upfront: You'll need to find around five weeks' rent before moving in.
  • Money tied up: You cannot use those funds whilst the tenancy continues.
  • Return can take time: Any proposed deductions may need to be agreed or resolved before the balance is returned.

2. Reposit

One week's rent*, paid before move-in.

A lighter-touch alternative to a cash deposit. Pay a smaller, non-refundable fee upfront, and keep more of your money free for moving costs and everyday life.

What you get:

  • Lower upfront cost: Pay a fee equal to one week's rent instead of a standard cash deposit.
  • Keep more cash: There is no large refundable deposit tied up for the length of your tenancy.
  • Simple checkout: At the end of the tenancy, settle any valid charges or raise a dispute through Reposit.

Things to consider:

  • Fee is not refunded: The upfront Reposit fee is a service fee and is not returned at the end of the tenancy.
  • You remain liable: You must still pay valid end-of-tenancy charges, such as damage, cleaning, or unpaid rent.
  • Ongoing fees: A £30 annual fee applies if your tenancy lasts beyond 12 months. A £60 fee applies if you formally dispute charges.
