Decorating Your Home

Your home should feel like yours. From hanging your favourite prints to giving the walls a fresh coat of paint, here's what you're free to do to make your house a home, and a few things we ask you to leave to us. 

What you can do 

You're welcome to do the following without damaging the property and, where noted, with our prior written permission: 

• Install wall-mounted furniture or cabinets where necessary for safety, provided they're fitted securely and professionally
• Mount a television to the wall using suitable fixings, making good any damage at the end of your tenancy
• Apply removable wall decals or stickers that come off without damaging painted surfaces
• Paint your walls (not your ceilings, radiators, or doors) using one of our approved colours (see below)
• Install wall panelling and dado rails providing this is attached to the wall using suitable fixings. Adhesives must not be used and works must be completed to a good standard.
• Hang pictures, mirrors and lightweight decorative items. Where you can, use removable products such as Command™ strips to minimise any damage to the walls

When it comes to painting your walls, you can choose from one of our nine approved Dulux wall shades:

• Brilliant White

And when it’s time to move on, there’s no need to paint over any of our approved colours. You can leave them just as they are. 

What we can't allow 

The following alterations are not permitted: 

• Painting ceilings, skirting boards, windowsills, radiators, and internal doors
• Electrical alterations, including additional sockets, lighting or rewiring
• Plumbing alterations or moving sanitary fittings
• Replacing, removing or permanently altering flooring, including carpets, laminate or tiles
• Applying wallpaper to walls or ceilings
• Permanently fitted wall décor using adhesives.
• Painting murals, feature artwork or decorative designs directly onto walls or ceilings
• Structural alterations to the property
• Removing or altering fixtures, fittings, doors, kitchens, bathrooms or built-in furniture 

Making it your own, responsibly 

When you're decorating, please: 

• Complete any approved work to a good standard
• Use appropriate materials and safe working practices
• Protect fixtures, fittings, flooring and neighbouring surfaces while you work
• Repair any damage caused by decorating
• Return the property to an agreed condition at the end of your tenancy, if required under your tenancy agreement 

If something's not right 

Unauthorised alterations or decoration may be a breach of your tenancy agreement. Where this happens, we may ask you to restore the property to its original condition, repair any damage caused, and meet the reasonable cost of reinstatement where necessary.
